Special
Events — Throughout the year there are a number of
special events in Edinburgh, such as Hogmanay (New Year), rugby
matches, and The Edinburgh Festival and Fringe. Please contact us
for availability and prices during these events.
Group
rates and discounts are available by negotiation:
- We can accommodate
groups of up to 40 people.
- We offer special rates for children and
offer half price accommodation for children under 14
All offers are based on normal room rates and two sharing a double or twin room. Special rates for families are based on 2 adults sharing with their children in the same room.
Prices include bed breakfast and all taxes.

Cancellation of
booking
Our cancellation policy is 7 days notice. Payment in full will
be required for all bookings cancelled within 7 days of arrival.
We advise that Holiday Insurance is taken out in advance of your
